In 1995 the Sudbury Valley Trustees and the Town of Wayland, with the assistance of the Massachusetts Department of Environmental Management, purchased one of the last large parcels of open space in the town: the Paine Estate.

Comprising 166 acres of unspoiled woods, fields and wetlands, including almost 1/2 mile of shoreline of the Sudbury River, the Paine Estate possesses biological, aesthetic, recreational, and cultural resources of local and regional significance. The acquisition was no mean feat: it took over a decade of inspiration, cooperation, and perseverance of many parties to devise an agreement satisfactory to the various interests and to raise the $5.4 million to purchase the estate from the Paine family trustees. Sudbury Valley Trustees, the regional non-profit land trust, garnered support from generous individuals; the citizens of the Town of Wayland voted unanimously at town meeting to appropriate funds for the project; the Massachusetts Department of Environmental Management purchased a conservation restriction on the property to be owned by SVT, and the Mass. Department of Conservation Services contributed state Self-help Funds and federal Land and Water Conservation Funds. The result is 87 acres to be preserved for conservation purposes. The preserved land is now called the Greenways Conservation Area.


From the intersection of Routes 126 and 27 (near the Wayland Public Library) go south, crossing Route 20 and continuing nearly 1 mile. Take the right turn onto Green Way after passing Sandy Burr Country Club and directly opposite St. Ann’ s Church. Once on Green Way bear right at the green “Traditions of Wayland” sign, and continue downhill about .2 mi to the cul-de-sac. Parking is near the informational kiosk.
