Sudbury Valley Trustees (SVT), a regional land trust located west of Boston, is seeking a part-time Property Maintenance Manager responsible for maintaining the exterior and interior structures of the buildings at Wolbach Farm headquarters. Job Description
The Property Maintenance Manager will oversee structures that include the main house (office), barn, rental house, and former greenhouse structure and potting shed. The Manager will provide routine maintenance and carry out repairs, replacements, painting, etc.
Duties will include routine plumbing (repair/replace leaking faucets and unplug blockages), light construction (shelving and door repair), routine electrical (replace light bulbs and troubleshooting outages), and preventive maintenance. The Manager will find, hire, and supervise contractors for larger jobs.
Additionally, the Manager will be responsible for some light landscaping work, including mowing and weed whacking. The caretaker is supervised by the Director of Conservation.
Specific Responsibilities
- Implement a routine maintenance program for all building systems and structural resources including, but not limited to, exterior and interior painting, basic carpentry, masonry, plumbing and fire alarm systems.
- Maintain a list of one-time and recurring/seasonal tasks.
- Manage and carry out routine maintenance for all facility systems (HVAC, electrical, septic, plumbing, fire alarm, etc.) and work with service vendors.
- Conduct minor repairs and replacements as needed.
- As needed, solicit, hire, supervise, and administer the work of contractors to handle large jobs or specialty work.
- Maintain field edges, parking lots, drainage, walkways and fencing. A separate contractor is responsible for snow plowing and shoveling. The Manager does some light shoveling of walkways when they are on-site, as needed.
- Perform routine maintenance on SVT’s truck, DR mowers, and other power equipment including cleaning, checking fluids, annual maintenance, and resolving problems.
- Maintain hand tools and equipment.
- Identify potential capital improvement projects based upon observations.
- Maintain a copy of recurring inspections (fire department, alarm systems, conservation, etc.).
- Liaison with the Wolbach Facilities Committee. The Committee meets five times per year and advises staff on facilities management.
- Liaison with the tenant occupying the rental house.
- Perform limited landscaping work including mowing and weed whacking.
- Supervise weekly volunteers to implement or assist with management tasks.
- Occasional other duties as assigned.
Qualifications
- At least 5 years of experience with building maintenance.
- Demonstrated experience and knowledge of basic carpentry, plumbing, electrical, and masonry techniques, including proficiency with the range of hand and power tools associated with these tasks.
- Must be physically capable of performing essential duties of the position, including regularly climbing stairs and ladders, lifting and carrying objects up to 50 lbs., squatting, bending and working in various indoor and outdoor conditions.
- Good organizational and planning skills.
- Basic proficiency with Microsoft Office Word and Excel; proficient user of email.
- Ability to manage project budgets.
- Prefer experience with light painting, carpentry, and remodeling work.
- Valid driver’s license.
